Hallway of a vacant new home with doors open to rooms staged in Scandinavian, coastal and mid-century styles by virtual staging software

Virtual staging software is priced in four different units: per month, per credit, per coin and per image. So we converted nine tools to one number: what it costs to stage a typical 6-room vacant listing. The answer runs from $14.99 to $180, a 12x spread, and the cheapest per-image price on any pricing page is rarely the cheapest bill.

We checked every vendor's own pricing page on 17 October 2026. Plotpane is our product; it gets the same rules as everyone else. To see how it handles an empty room, Plotpane virtual staging shows before-and-after examples; for the wider price picture, read our guide to virtual staging cost per photo.

Quick Summary: For one 6-room listing, the cheapest bills are StagerAI ($14.99 a month), Virtual Staging AI ($16 a month, billed yearly) and Collov AI or REimagineHome ($19). Human virtual staging companies charge $23 to $30 per room ($138 to $180) but include revisions by a person, floor plans and renovation work. Pick by how many rooms you stage, not by the per-image headline.

Virtual staging software compared: cost per room for a 6-room listing

Every row answers one question: what is the least a real estate agent or real estate photographer can pay this month for six staged images of six empty rooms, and what is that per room?

How we priced it:

  • Prices come from each vendor's public pricing or staging page, checked 17 October 2026, in US dollars before tax.
  • Six rooms means one finished image each. NAR's 2025 Profile of Home Staging (83% of buyers' agents say staging helps buyers picture homes as theirs) names the living room, primary bedroom, dining room and kitchen as the most-staged rooms; we added two bedrooms.
  • "Bill for 6 rooms" is the cheapest plan or order that covers six images. "At volume" is the lowest per-image rate on the top plan or bulk tier. "Not stated" means we did not find the figure on the vendor's pricing or staging page.

Virtual Staging AI and Collov AI show their lowest rate with annual billing; month to month costs more on both. StagerAI and REimagineHome figures are monthly.

What the per-room numbers show

Four patterns jump out once the prices share a unit, and each one changes which virtual staging software is actually cheapest for you.

The lowest per-image rate is not the lowest bill

REimagineHome has the lowest rate in the table, $0.13 on its $119 Agency plan. But for one listing this month, its cheapest plan still costs $19, and that tier runs on what the company calls "legacy tools" without high resolution. StagerAI's $14.99 Starter is the cheapest bill for six rooms, even though its $1.50 entry rate is more than ten times REimagineHome's best.

Buying more can cost less

Styldod charges $23 an image for orders under eight and $16 for eight or more. Six images cost $138; eight cost $128. If two more spaces are worth staging (for example, a bonus room or a covered patio), the bigger order is $10 cheaper.

One human-staged room costs about a month of AI

A single room at VirtualStaging.com ($24), Styldod ($23) or BoxBrownie ($30) costs more than a month of StagerAI, Virtual Staging AI, Collov AI or REimagineHome Essential. If AI results hold up for your listings, the saving on six rooms is roughly $120 to $165.

Almost nobody publishes output size

Only one of the nine states an output size in pixels on the pages we checked; the rest say "high resolution" or nothing. If your MLS needs a specific long edge, ask first. Our MLS photo size guide lists the limits for real estate listings.

The 9 best virtual staging software tools and companies

These are picks by job, not one ranking: the best virtual staging app for realtors who list one home a quarter is the wrong tool for a real estate photographer delivering 40 listings a month.

1. Plotpane: best when the whole listing needs editing, not just the empty rooms

Plotpane is a seven-tool real estate photo editor where virtual staging sits beside enhance, perspective fix, sky swap, lawn and pool, clutter removal and day-to-dusk. Every image costs one render, whichever tool you use.

  • Staging: 10 design styles, empty rooms only. A furnished room needs a clutter removal pass first, which is a second render.
  • Price: $39, $79 or $199 a month billed yearly for 100, 220 or 600 renders, or $49, $99 or $249 month to month: $0.33 to $0.49 per image. Details are on the pricing page.
  • Speed and size: about two minutes per image, three at a time; ~2.4K standard output, ~4.7K for a second render.
  • Disclosure: invisible XMP disclosure metadata on every export, plus an optional visible "Virtually Staged" label. You still write the MLS remarks.
  • Try it: 3 free renders with no card (they carry a small corner mark).

The catch: if six staged rooms are the only edits you need this month, Plotpane is not the cheapest bill here. It has no virtual renovation, no floor plans and no designer who reads your notes, and unused renders do not roll over. It pays off when the same property also needs exteriors enhanced, a sky swapped or a dusk cover shot. See also our vacant home staging software page.

2. Virtual Staging AI: the cheapest yearly plan for one listing a month

Virtual Staging AI's Basic plan gives six photos a month for $16, billed $192 yearly, which matches a 6-room listing exactly. Standard is $19 for 20 photos, Professional $39 for 60 and Enterprise $79 for 150 ($0.53 each).

It advertises 50+ design styles, furniture removal, unlimited regenerations and a 10 to 15 second turnaround. The catch: the low price needs a yearly commitment, and the plans are built around staging rather than the rest of the listing. See our Virtual Staging AI alternative comparison.

3. StagerAI: best for agents whose volume swings month to month

StagerAI's monthly plans run $14.99 for 10 photos, $24.99 for 30, $44.99 for 80 and $69.99 for 150, and unused photos roll over: useful if you stage two listings in March and none in April.

Its FAQ promises results in under 60 seconds, and it also sells furniture removal, virtual renovation, floor plans and video. Six rooms on Starter cost $2.50 each and leave four photos in the bank. Our StagerAI alternative page covers the trade-offs.

4. Collov AI: best built-in disclaimer among the AI apps

Collov AI's Standard plan is $19 a month billed yearly ($228) for 60 photo credits, and Enterprise works out to $0.24 an image. It is the only AI app here that lists a "one-click virtual staging disclaimer" as a plan feature.

Turnaround is about 10 seconds, Standard includes a furniture removal tool and unlimited regenerations, and Advanced ($49 a month, billed yearly) adds twilight and photo enhancement. The catch: free trials are watermarked, and headline prices assume annual billing.

5. REimagineHome: lowest per-image rate at volume

REimagineHome's live pricing page lists Essential at $19 for 30 credits, Pro at $36 for 200, Advanced at $59 for 400 and Agency at $119 for 900. Its page title still says $14 to $99, so trust the plan cards.

Each generation uses one credit, so regenerations draw down your balance, and Essential lacks the newer model and high resolution, which makes Pro ($6 per room for one listing) the realistic entry point. Styldod owns it; 5 free designs come first. More in our REimagineHome alternative comparison.

6. Apply Design: best for hands-on DIY control

Apply Design sells prepaid Apply Coins: $10 each for up to nine, $8 for 10 to 19 and $7 for 20 or more. One-click auto staging costs 1.5 coins per image with item removal included; the drag-and-drop DIY editor costs one coin.

For six rooms that is $90 auto-staged or $60 DIY, falling to $10.50 and $7 per image once you buy 20+ coins. It promises results in 10 to 15 minutes, a catalogue of 18,000+ furniture pieces and a free first image. Choose it if you want to place each sofa yourself.

7. VirtualStaging.com: fastest designer-led service

VirtualStaging.com charges $24 an image, or $288 for a 20-photo pack ($14.40 each). Its designers stage by hand and deliver in 4 to 8 hours on weekdays, within 24 hours otherwise, with unlimited revisions and a money-back guarantee. It also does virtual renovation at $90 an interior image ($140 exterior) and 3D floor plans from $700 a project. For six rooms, expect $144.

8. Styldod: cheapest designer staging at 8+ images

Styldod charges $23 an image under eight and $16 for eight or more, with a 24 to 48 hour turnaround. Faster delivery costs $6 extra an image for 24 hours or $12 for 12 hours.

Revisions are unlimited and free, and a money-back guarantee applies. Remember the order-size trick: eight images ($128) cost less than six ($138). Our Styldod alternative page has a side-by-side.

9. BoxBrownie: best one-stop shop for floor plans, renders and renovation

BoxBrownie charges $30 an image for virtual staging with no subscription, delivered in under 48 hours. Its editors digitally measure each room so furniture sits to scale, and changes are free within two months of the order.

It also sells floor plan redraws ($30 to $40), enhancement ($2), day to dusk ($5) and renders from $350. At $180, it is the priciest 6-room bill here. Our BoxBrownie alternative page compares it with AI.

Where human virtual staging companies still win

Human companies win when the job needs judgement, not just furniture:

  • Revisions with a conversation. For example, "swap the sofa for a sectional and move the rug a foot left" is easy for a designer at VirtualStaging.com or Styldod, where revisions are unlimited.
  • Floor plans. BoxBrownie redraws 2D plans for $30 to $40; VirtualStaging.com builds 3D plans from $700 a project. Most AI staging tools, Plotpane included, do not draw plans.
  • Virtual renovation. New flooring, repainted walls or a re-imagined kitchen is renovation, not staging. Plotpane has no virtual renovation; our explainer on staging vs renovation shows where the line sits.
  • Furnished rooms to restyle. A designer can clear and re-stage a lived-in room in one order.

On r/RealEstatePhotography, one commenter called most virtual staging software "either way too expensive or looks fake". The table shows where each tool's price and results land between those extremes.

What does staging a whole listing cost?

A vacant listing is rarely just six rooms. Take a 25-photo listing: six rooms to stage, plus 19 exteriors, bathrooms and hallways that need a standard enhancement.

  • BoxBrownie: 6 x $30 staging + 19 x $2 enhancement = $218.
  • VirtualStaging.com: 6 x $24 + 19 x $1.20 = $166.80.
  • Plotpane: 25 renders inside one Starter month ($49, or $39 billed yearly), with 75 left for Auto Enhance re-runs or a Day to Dusk cover.
  • Collov AI Advanced: 25 of 150 monthly credits on a $49 plan (billed yearly) that also includes photo enhancement and twilight.
  • Staging-only virtual staging software such as Virtual Staging AI covers the six rooms; the other 19 photos go through whatever editor you already pay for.

So the per-room column and the whole-listing bill can point to different winners. Whether staging moves buyers at all is a separate question, covered in is virtual staging worth it.

Which virtual staging software helps with disclosure?

In most markets every virtually staged photo must be disclosed, and the tool rarely does it for you. California's AB 723 has required a disclosure on digitally altered listing photos, plus access to the unaltered original, since 1 January 2025. MLS rules differ on where the label goes: some want "Virtually Staged" on the image, others ban text on photos and want it in a field or the remarks. What each vendor's own pages offer:

  • Built into the product: Collov AI (one-click disclaimer) and Plotpane (invisible XMP disclosure metadata on every export, plus an optional visible label).
  • A claim, not a tool: Virtual Staging AI calls its output "fully MLS compliant" but describes no labelling feature.
  • Advice only: Styldod's FAQ and StagerAI's blog tell you to label staged photos.
  • Enterprise controls: VirtualStaging.com mentions "increased controls to prevent misrepresentation" for enterprise accounts.
  • Not described: Apply Design, REimagineHome and BoxBrownie.

Whichever virtual staging software you pick, the remarks line is your job. Our MLS virtual staging disclosure guide has board-by-board wording, and is virtual staging legal covers state law. Agents in New York should read our REBNY virtual staging software page.

How to choose virtual staging software in three questions

Answer these three in order and the table narrows to one or two tools.

  1. How many rooms do you stage a month? Under 10 and irregular: StagerAI (rollover) or a pay-per-image designer. 20 to 150 every month: Virtual Staging AI, Collov AI or REimagineHome Pro.
  2. Do you need floor plans, renovation or a person to revise? Pay a designer-led company: VirtualStaging.com for speed, Styldod for price at 8+ images, BoxBrownie for one vendor that does everything.
  3. Does the rest of the listing need editing too? A full-pipeline tool such as Plotpane or Collov AI Advanced covers staging and enhancement in one bill.

Frequently Asked Questions

What is the best virtual staging software for realtors?

The best virtual staging software depends on volume. For one listing a month, StagerAI ($14.99) and Virtual Staging AI ($16, billed yearly) give the cheapest bill. For staging plus whole-listing edits, Plotpane or Collov AI Advanced. For floor plans or renovation, a designer-led company such as BoxBrownie or VirtualStaging.com.

How much does virtual staging software cost per room?

Subscription virtual staging software costs $0.13 to $0.53 per room at full plan use, but $2.50 to $8.17 per room if a 6-room listing is all you stage that month. Apply Design's coins run $7 to $15 per room, and human companies charge $14.40 to $30. Prices are from vendor pages checked 17 October 2026.

Is there free virtual staging software?

There are free trials, not free plans, for professional work. Virtual Staging AI lets you upload without signing up, Apply Design stages your first image free, REimagineHome gives 5 free designs, Collov AI gives 5 watermarked trials, and Plotpane gives 3 free renders with no card. None stages a whole listing free.

Do I have to disclose virtual staging?

Yes. NAR's Code of Ethics requires a true picture in advertising, most MLS rulebooks require virtually staged photos to be labelled, and California's AB 723 makes disclosure state law. Your staging app can add a label or metadata, but the listing disclosure stays your responsibility.

Is AI or human virtual staging better?

AI is better for speed and price: seconds to minutes, and under $1 per room at volume. Human staging is better for revisions, floor plans, renovation and difficult rooms, at $14.40 to $30 per image and 4 to 48 hours. Many agents use AI for routine vacant rooms so buyers see furnished spaces, and a designer for the hero shot.

Can virtual staging software renovate a room?

Some can. StagerAI and Collov AI sell AI renovation features, and VirtualStaging.com and BoxBrownie do renovation by hand. Plotpane does not: it adds furniture to empty rooms and never repaints walls, re-tiles floors or swaps finishes. Label any renovation preview as a concept.
