Austin listings are filed through the Austin Board of Realtors, which rebranded ACTRIS as Unlock MLS in 2024. The compliance spine did not change with the name: virtually staged photographs must be identified in the public remarks or the caption, while routine photographic finishing — exposure, colour, sky, lens correction — is treated as editorial practice rather than a disclosure trigger. ABoR members also sit under NAR's Code of Ethics Article 12, and TREC applies the advertising-misrepresentation standard on the licence side. August is not a month for exteriors
From June into September the sun sits close to overhead through the middle of the day, which flattens a limestone façade and drops a hard black band under every porch roof. St. Augustine lawns go dormant and straw-coloured under watering restrictions, and the live oaks shading Clarksville and Tarrytown scatter the rest of the light into dapple that no exposure setting resolves. Shoot early or shoot late. Auto Enhance does the rest, and Sky Swap will replace a bleached midday sky where the elevation is otherwise clean.
A slower market means the photographs have to work harder
Austin ran hotter than any other large US metro in 2021 and has given back more of it since than any other, so listings that used to sell on a phone snapshot now sit through several weekends. Inventory is high and buyers filter hard on the cover thumbnail. That is the argument for the first frame being right rather than merely present, and for running the whole set through one preset in a single batch so twenty photographs read as one house rather than three different days.

That is narrower than California and wider than Arizona, which is exactly why you read your own book. ABoR members sit under NAR's Code of Ethics Article 12 and Standard of Practice 12-13 underneath, and TREC §535.155 applies the advertising-misrepresentation standard on the licence side. Where a tool would change real property rather than dress it — landscaping that is not there, a wall colour, a countertop — the answer is no in every Texas rule book, disclosed or not. - What does real estate photography cost in Austin?
- A 2,000 sq ft Austin listing shoot runs roughly $250 to $450, a twilight visit adds $100 to $250, and a large Westlake or Tarrytown property runs past $800. Plotpane does not replace that visit and does not send anyone — a badly lit interior is not fixable afterwards. It replaces the editing pass that follows, at $0.62 to $1.23 an image depending on plan.
- Can I green a lawn that has gone brown in the August heat?
- Carefully, and never to create a lawn. Adding landscaping that does not exist is out of bounds in every Texas rule book, disclosed or not, because it changes real property rather than dressing it. Reviving the colour of a St. Augustine lawn that is dormant under watering restrictions and will come back in October is a different thing, and it still belongs in the remarks. Where the yard is xeriscaped or the grass is actually gone, leave the frame alone.
