Whitewash clips before anything else in the frame
Cycladic building is lime-washed plaster with rounded edges and no straight shadow lines, which is precisely what a bright noon exposure destroys. Meter for the sea and the walls clip to paper; meter for the walls and the interior blocks up to black. Auto Enhance recovers what is left in the plaster and holds the blue in the Aegean behind it, but it cannot rebuild a highlight that clipped to pure white in camera — nothing can. On Mykonos the honest fix is often to shoot two hours later and edit that frame instead.
Most of this market is a rental, not a sale
Very little Mykonos stock is a straightforward sale. The listings that matter are villa rentals and boutique rooms, published on Airbnb and Booking.com and through villa agencies, with Spitogatos and XE carrying the sales side. A Greek short-term rental listing has to display its property registry number, and the platforms have their own rules requiring images to be of the actual property. None of that prohibits editing your own photograph. All of it means the photograph must be of the villa a guest will walk into.
The season decides when you can shoot at all
The island photographs for roughly five months a year. Villas are shot in September for a May listing, or in a narrow May window before the guests arrive, and the meltemi decides which days are usable — a hard north wind flattens the sea, moves every cushion on the terrace and puts dust in the air. Day to Dusk converts a usable afternoon frame into the evening shot the listing actually wants, relighting the terrace and the pool rather than pasting a sunset in behind the house.

Greece has no MLS and no board rule about edited listing photography. Estate agents are registered, short-term rental properties must carry a registry number in the listing, and the booking platforms require images to represent the property — but nothing requires an edited image to be labelled. - Yes, provided the image is of the property being let. Both platforms require photographs to represent the actual listing and will act on complaints from guests who arrive to something else. Exposure correction, sky replacement and dusk conversion are edits to your own frame and are standard in villa marketing. Staged furniture is riskier for a rental than a sale, because a guest expects to sit on it — label it if you use it.
