Real estate photography in Istanbul, and the edit that follows

An Istanbul flat is almost always photographed into the light. The salon faces the water or the hill, the agent stands with their back to the hallway at two in the afternoon, and the phone meters for the window — so the strait survives and the room goes to mud. Everything faces the light, and the camera faces into it

What an Istanbul price buys is the view: the strait, one of the bridges, or the sliver of water an agent will call boğaz manzaralı. That view is behind glass, and a phone metering a bright window drops the room two stops under while warm downlights fight the daylight into a green cast. Auto Enhance is doing most of the work here, recovering interior shadow while holding whatever detail is left in the glazing. It will not paint a Bosphorus into a window that looks onto a light well, which is the line between an edit and a fabrication.

Most of the stock is a flat, and the block is not the selling point

The overwhelming majority of listings here are apartments — five-storey apartman blocks from the seventies, kentsel dönüşüm rebuilds, 2010s rezidans towers. There is usually no façade worth photographing: the street is too narrow to step back, and the elevation is parked cars, a cable run and someone's air-conditioning unit. So the job is almost entirely interior. Exposure, white balance and straightening carry the listing, and Sky Swap earns its credit only on the new dönüşüm blocks and the yalıs on the water, which are the rare Istanbul properties with an outside worth showing.

Empty is common, and empty reads small

Resale flats are handed back stripped, dönüşüm units are handed over bare, and rezidans lettings get photographed with the outgoing tenant's things still on the counter. Virtual Staging furnishes an empty salon to scale and leaves the floor, walls, joinery and balcony door exactly as photographed. Clutter Removal takes named objects out of a tenanted kitchen — say what should go and it goes. Neither redraws the room, and neither should: the buyer walking in after a viewing is comparing the photograph to what is in front of them.

What you have to say, and to whom

Türkiye has no MLS and no professional board that rules on listing photographs, so there is no equivalent of an American board's staging-disclosure clause to comply with. What does exist: estate agents trade under an authorisation certificate — a yetki belgesi — issued through the Ministry of Trade's real-estate trade regulation, misleading advertising is a consumer-protection matter the Advertisement Board can act on, and every portal here requires the images to be of the property being advertised, with no company logo, phone number or borrowed frame. That is the standard this is built to. Plotpane will not conceal a defect, add a view a window does not have, or change the architecture. Every export carries disclosure metadata, and a visible “Virtually Staged” label is one switch.

Editing listing photos in Istanbul

Can I use AI-edited photos on sahibinden.com and Emlakjet?
Yes, provided the photograph is still of the flat you are advertising. The portals' own rules are about borrowed and branded images, not about editing: they want photographs of the actual property, with no logo, phone number or web address burned into the frame. Enhancement, straightening and dusk conversion are edits to your own photograph. A virtually staged room should be named in the description, and Plotpane can also print a visible label on the image.
What does listing photography cost in Istanbul?
Honestly, any lira figure printed on a page here goes stale within a season, so we will not pretend to a benchmark. What is true is the shape of the market: most agencies shoot in-house on a phone, a hired photographer quotes a per-visit fee rather than a per-image rate, and almost nobody here outsources real estate photo editing the way North American photographers do — the frame goes up as shot. Plotpane does not replace the visit. It replaces the editing pass afterwards, billed in US dollars at $0.62 to $1.23 an image depending on plan.
The salon is dark and the Bosphorus behind it is pure white. Can that be fixed?
That is the most common Istanbul frame there is, and Auto Enhance is built for it — it lifts the interior shadow and holds whatever the glazing still has. What it cannot do is recover a window that clipped to flat white, because there is nothing in those pixels to recover.
