Grey is the default, not the exception

Most of the country sees somewhere between 1,300 and 1,600 hours of sunshine a year, and most of a listing calendar falls outside the good months. A terrace shot in November has a sky that is a flat white rectangle with no cloud structure in it and a brick or render elevation with no modelling on it. Sky Swap puts weather back and regrades the elevation to match, which is the difference between a house that looks photographed and one that looks scanned. It is an edit, and the listing should say so.

A misleading photograph is a real liability here

Britain is unusual in Europe for how directly this bites. Estate agents work under consumer-protection rules against misleading actions and omissions — long known as the CPRs and, since 2025, carried into the Digital Markets, Competition and Consumers Act — and every agent must belong to a government-approved redress scheme whose code requires that what you publish is accurate. Trading Standards has enforced against listings before. A tool that refuses to conceal a defect or change the architecture is not a marketing line here, it is the only kind that is safe to use.

We do not do floor plans, and you will want one

British buyers expect a floor plan, agents advertise having one, and the portals give it its own tab. Plotpane does not draw floor plans, does not measure rooms, and will not produce an EPC. It edits photographs: exposure and colour, leaning verticals, skies, tired lawns, clutter, empty rooms, daylight to dusk. What you have to say, and to whom

There is no MLS in the UK and no board rule of the American kind, but the pressure comes from a different direction: consumer-protection law against misleading practices, redress-scheme codes requiring listings to be accurate, and the material-information guidance the portals now enforce at upload.
