June Gloom, then five months with no cloud at all

The LA sky is not one sky. From late May into July the marine layer sits over the basin until eleven or noon, so a morning exterior comes back flat and grey with no modelling on the façade. From August into October there is no cloud whatsoever, and a one o'clock elevation has a hard black band under every eave and a sky that renders as bleached nothing. Sky Swap fixes the second half of that and regrades the frame so the building matches the light you gave it. Name it in the remarks.

The view is the price, and it only exists at dusk

A Hollywood Hills or Bird Streets house is priced on the basin, and the basin at noon is a beige smear behind a haze layer. What the buyer is paying for is the grid after dark, which is why Day to Dusk became the default Los Angeles cover shot rather than a luxury extra. It warms the sky, deepens the shadows and lights the interior through the glass, in about two minutes on the daylight frame you already have. It is an edit, not a twilight shoot, and it should be labelled as one.

Two MLSs in one city, and no AI landscaping at all

LA listings are filed on CRMLS, on TheMLS operated by CLAW, and frequently on both, so check which book applies before publishing an edited set. Then read the landscaping line, because it catches people: CRMLS prohibits AI-generated landscaping images in the MLS outright, with or without a disclosure. That rules Lawn & Pool Revive out of a CRMLS listing whatever the state of the grass. Under water restrictions a brown August lawn is what the property has anyway, and a buyer sees it from the street at the first showing.

What you have to say, and to whom

California is now the strictest state in the country on this. AB 723 took effect on 1 January 2026 and requires any listing carrying a significantly digitally altered image to publish the unaltered original alongside it with a clear disclosure. CRMLS layers its Digitally Altered Image Guidance on top: label each altered image in the photo description field, place the original immediately before or after the altered version in the photo sequence, and never modify a real part of the property — wall colour, flooring, cabinets, doorways, wall dimensions, utility poles or wires — unless the seller is delivering that improvement at closing. CRMLS also prohibits AI-generated landscaping images entirely, disclosure or not. TheMLS run by CLAW publishes its own book, so check which one your listing sits in. Editing listing photos in Los Angeles

What does real estate photography cost in Los Angeles?
A standard shoot of a 2,000 sq ft home runs about $200 to $500, a twilight visit adds $150 to $350, and architectural work on a hillside spec house starts around $1,000. Plotpane does not replace the shoot and does not send anyone — nobody exposes a west-facing glass wall correctly by accident. It replaces the editing pass afterwards, at $0.62 to $1.23 an image by plan.
Is a day-to-dusk cover photo acceptable on a CRMLS listing?
It is standard practice across Southern California, and since AB 723 it comes with paperwork. A dusk conversion is a significant alteration, so label it in the photo description field and put the unaltered daylight original immediately before or after it in the photo sequence. Plotpane returns the render as a separate file, so you still have the original to pair. What does not change either way is the architecture, the windows and the view — the tool relights the frame rather than redrawing the house.
Can it straighten a hillside exterior shot from below?
