In a 400 square foot flat the only way to get the room into a frame is an ultra-wide lens from the corner, and an ultra-wide from the corner bows every vertical outward and stretches whatever is closest to it. Buyers here have learned to distrust that photograph. Photographing property in Hong Kong
Four hundred square feet and a lens that bends it
Hong Kong stock is small enough that there is no lens choice: you shoot wide from a corner or you photograph a wall. The cost is bowed verticals, a floor that appears to run uphill, and a sofa nearest the lens stretched to twice its length. The listing revolves around a floor plan, and we do not do floor plans

Where a flat has a Victoria Harbour view, that view is most of the value and most of the exposure problem: the interior sits under, the harbour clips, and the window itself carries months of salt and city film that the camera renders as a grey veil. What you have to say, and to whom
Hong Kong is licensed and supervised. The Estate Agents Authority licenses agents under the Estate Agents Ordinance and issues practice circulars they are expected to follow, and an advertisement that misleads is something the EAA can act on. First-hand sales sit under a much harder regime again: the Residential Properties (First-hand Sales) Ordinance prescribes what a developer's sales brochure and advertisements must contain and how show flats may be presented, policed by the Sales of First-hand Residential Properties Authority. None of it names AI editing, because none of it was written with AI editing in mind; all of it turns on whether the material misleads. Plotpane will not conceal a defect, add a view a window does not have, or change the architecture, and nothing it does changes a saleable-area figure. Editing listing photos in Hong Kong
- Can I use AI-edited photographs on Centaline, Midland and 28Hse?
- For a secondary-market listing, yes — these are edits to your own photograph of the flat, and the EAA standard is whether the advertisement misleads. Label a staged room. First-hand sales material is a different matter: the Residential Properties (First-hand Sales) Ordinance sets out what may appear in a sales brochure and how a show flat is presented, and anything going into that material should go past the developer's compliance team before you touch it.
- Does it produce floor plans?
