Real estate photography in Bodrum and the Aegean coast

A Bodrum villa is white stone under a sky with nothing in it. From June the midday light is hard and flat, the render blows out into a shape with no modelling, and the only saturated things left in the frame are the pool and the sea. Plotpane does not shoot and does not send a photographer — it is the editing pass afterwards, seven edits that put the house back into the photograph you already have, about two minutes each.

Photographing property in Bodrum

White stone and a sky with no information in it

The peninsula is built low and white, which is lovely to stand in and difficult to photograph. Between June and September the midday sky is a hard, cloudless blue that a phone renders as a flat wash, and the lime-washed stone next to it clips to paper. You get an elevation with no shading and a sky with no weather. Sky Swap puts something back and relights the façade to match, so the villa reads as photographed rather than scanned. Say it in the listing: a replaced sky is an edit, not a fact about the day.

The season runs May to September, and the market does not

Almost every good frame on this coast is taken in one four-month window, and plenty of the listings using them go live in February. A house photographed out of season has a shuttered terrace, brown grass, a green-tinged pool and a grey Aegean. Lawn & Pool Revive will bring the garden and the water back, and that is exactly the edit that needs a line in the description saying when the photograph was taken. Reusing last summer's frames is not dishonest. Reusing them silently, on a listing that reads as current, is.

The buyer is often shortlisting from another country

A large share of peninsula stock is bought by people who are not in Türkiye when they choose it — Istanbul buyers, and foreign buyers coming through the residency and citizenship routes. The photographs do the shortlisting and a video call does the rest, so an over-edited image survives right up to the moment somebody stands in the room. Enhancement, straightening and clutter removal are safe at that distance. Anything that changes what the property is will simply be discovered later, in front of the person who paid for it.

What you have to say, and to whom

There is no MLS in Türkiye and no board that rules on listing photographs, so nothing here obliges you to label an edit. Estate agents trade under a Ministry of Trade authorisation certificate, misleading advertising falls to consumer-protection law, and the portals require the images to be of the property. One local detail worth holding on to: a sale to a foreign buyer requires a licensed valuation report, which means a valuer walks the house that your photographs described. Plotpane will not conceal a defect, add a view a window does not have, or change the architecture. Every export carries disclosure metadata, and a visible “Virtually Staged” label is one switch.

Portals used here: sahibinden.com, Emlakjet, Hepsiemlak, Zingat. Disclosure rules by board.

Questions

Editing listing photos in Bodrum

Can I use last summer's photographs on a winter listing?
Nothing in Turkish law or on the portals stops you, and most of the peninsula does it, because the alternative is a shuttered house against a grey sea. The honest version is to say in the description when the photographs were taken. That single line costs nothing and it removes the one complaint a winter viewer can legitimately make. The same applies if you have used Lawn & Pool Revive to bring a dormant garden or a green pool back.
What does villa photography cost in Bodrum?
Quotes here move with the lira and with the season — August is the month everybody wants and the month photographers are fully booked — so we will not print a benchmark we cannot stand behind. The structure is the useful part: photographers quote per visit for the peninsula, and drone is a separate line item. Plotpane does not replace that visit and does not do drone. It replaces the editing pass, at $0.62 to $1.23 an image depending on plan, billed in US dollars.
Will Sky Swap work on a whitewashed villa?
Yes, and it relights the elevation so the new sky and the stone agree rather than sitting on top of each other. The limit is the same one every tool has: if the render has clipped to pure white there is no detail left to relight, and the honest fix is to shoot the elevation an hour earlier or later. Worth knowing before you subscribe — there is no drone here, no video, and no 3D. Sky Swap works on the exterior frame you hand it.
