Real estate photography in Singapore, and the editing pass

Singapore listings compete against developer show-unit photography — fitted, furnished, lit by somebody paid to light it — and a resale unit photographed on a weekday evening does not win that comparison. Plotpane does not shoot and does not send a photographer. It is the editing pass afterwards: seven edits on the frame you took of the unit you are actually selling, about two minutes each.

The show unit is not the unit

A great deal of new-launch marketing here is photography of a developer's show flat — a different stack, often a different size, fitted and dressed to a standard the handover will not match. That imagery sets the expectation every resale listing is then measured against. Plotpane only ever edits the photograph you upload. If that frame is of a show unit, enhancing it does not make it a photograph of the flat being sold, and no tool fixes that. The honest move is to shoot the unit and edit the frame you get.

Two housing markets, two photographic problems

An HDB resale flat is lived in, full, and photographed on a weekday evening under fluorescent tubes with corridor light coming through the gate — a white-balance and clutter job before anything else. A private condo between tenants is the opposite: bare unit, empty balcony, a view of the next block, and nothing to give the room scale. That is a staging job. The tools differ, the price does not: one credit per image whichever of the seven you use, about two minutes a render.

You usually cannot photograph the building

There is nowhere to stand to shoot a twelfth-floor unit's tower, the afternoon storm arrives on schedule for months of the year, and haze seasons flatten every exterior that is left. So the gallery is the interior, the balcony view and the pool deck, and Sky Swap has almost nothing to do on a high-floor condo. Where it does earn its credit is landed property, Sentosa Cove waterfront and the conservation shophouses in Joo Chiat and Tiong Bahru, which have a façade worth putting a sky behind.

What you have to say, and to whom

Singapore's property agents are licensed and their agencies registered by the Council for Estate Agencies. The CEA's advertising guidelines and its Code of Ethics and Professional Client Care require property advertisements to be accurate and not misleading, and require the salesperson's name and registration number to appear in the advertisement. Nothing in them names AI editing or virtual staging — the test is simply whether the advertisement misleads. In practice that means three things: label a staged room, never present a show-unit photograph as the unit for sale, and change nothing that alters what is being sold. Plotpane will not conceal a defect, add a view a window does not have, or change the architecture. Every export carries disclosure metadata, and a visible “Virtually Staged” label is one switch.

Editing listing photos in Singapore

Can I use AI-edited photos on PropertyGuru and EdgeProp?
Yes, where the photograph is of the unit being advertised. The portals want images of the property; the CEA's rules turn on whether the advertisement misleads. Enhancement, straightening and clutter removal are edits to your own frame. A virtually staged room should be labelled — one line in the listing text, or the visible “Virtually Staged” label Plotpane can print on the render, which is a switch on the render itself.
What does condo photography cost in Singapore?
S$150 to S$400 is the range usually quoted for a standard unit, rising for a large landed home or a twilight visit, and floor plans and drone are normally priced separately. Plotpane does not replace the photographer. It replaces the editing pass afterwards, at $0.62 to $1.23 an image depending on plan, billed in US dollars — and three renders are free with no card so you can test it on your own listing first.
Can it stage a bare unit the way a show flat is staged?
It can furnish it. Pick a style and a room type and Virtual Staging fills the open floor while leaving the floor finish, walls, glazing and ceiling exactly as photographed. What it will not do is what a show flat actually does — change the finishes. There is no virtual renovation here, no swapping a kitchen, no new flooring, and no video or 3D walkthrough. A staged frame of your real unit is a fair comparison; a re-finished one would not be.
