Pombaline rooms and a light that does not compromise

The blocks rebuilt after 1755 give you tall shuttered windows, high ceilings, painted timber floors and rooms that run deep from a single façade. The Atlantic light through those windows is hard and directional: one wall goes to blown white, the far end of the room falls to a flat blue-grey, and the azulejo picks up a colour cast off whatever is opposite it. Auto Enhance is doing tonal work here more than cosmetic work — recovering the shadow end without flattening the plaster texture that makes the room worth photographing at all.

No MLS, an AMI licence, and four portals that all matter

Portugal has no MLS. A Lisbon listing runs on Idealista and Imovirtual, usually on Casa Sapo or Supercasa as well, and on the agency's own site. Agencies hold an AMI licence from the national regulator rather than a board membership, and neither the regulator nor the portals publish a rule about edited photography. The sale documents are a separate matter — the energy certificate, and for newer buildings the ficha técnica — and Plotpane has nothing to do with either. It edits photographs.

A great deal of this stock has been a short let

Lisbon has spent years as a short-let city and the rules around alojamento local have tightened and loosened more than once. The practical consequence for photography is stock furnished for guests rather than for sale: a sofa bed, a wall-mounted lockbox, a stack of folded towels, a rack of leaflets by the door. What you have to say, and to whom

Portugal has no MLS and no board disclosure rule of the American kind. Estate agencies are licensed by the national regulator, and that licence covers conduct, records and client money rather than photography — there is no Portuguese rule that says an edited image must be labelled. The general prohibition on misleading a consumer still applies, and it is the standard Plotpane is built to. It will not conceal damp, a crack or a defect, will not add a view a window does not have, and will not change the architecture. Every export carries disclosure metadata naming the operation, and a visible “Virtually Staged” label is one switch. Portals re-encode on upload and metadata is often stripped, so the disclosure a buyer reads belongs in the listing text.

Editing listing photos in Lisbon

Is edited photography accepted on Idealista and Imovirtual?
Yes. Neither portal prohibits editing your own photographs, and no Portuguese rule requires an edited image to be flagged. The constraint is the general one: the photograph has to be of the property advertised. Exposure correction, perspective correction and clutter removal are routine. A virtually staged room should be described as staged in the listing, and there is a visible label you can switch on per render.
What does an apartment shoot cost in Lisbon?
A professional shoot of a Lisbon apartment typically runs €80 to €200, more for a large property or an evening session. Plotpane does not replace the shoot — it replaces the editing pass afterwards, at $0.62 to $1.23 an image depending on plan, one credit per image whichever of the seven tools you use. Can it fix a room with one blown wall and one dark corner?
Mostly. Real estate photo enhancement can only work with what the sensor actually recorded. Auto Enhance recovers a lot of shadow and pulls back highlights that still hold detail, and on a Pombaline interior that is usually the difference between unusable and good. What it cannot do is rebuild a wall that clipped to pure white in camera, because there is nothing there to rebuild. When that happens the honest answer is to reshoot an hour later or half-close the shutter, then edit that frame.
