Real estate photography in Berlin, and the flats it has to cope with

Altbau: tall, empty, and shot from the doorway
Pre-war Berlin flats run to three and a half metres, with stucco cornices, double casement windows and herringbone parquet, and they come to market empty — often with no fitted kitchen at all, because German lets frequently do not include one. So the photograph is a bare tall room taken from the door with the camera tilted up. Misleading advertising has teeth in Germany
There is no MLS in Germany and no board rule about edited photography, but German competition law against misleading advertising is enforced privately, and a formal warning letter over a misleading advert arrives with costs attached. Separately, the energy certificate values have to appear in a property advertisement — a legal duty on the Exposé and the portal listing, with fines behind it. Neither rule mentions photographs, and both describe the standard a photograph has to meet anyway: it has to be of the flat.
Berlin light is northern light for most of the year
The city sits at 52.5 degrees north. In late December it gets under eight hours of daylight and the sun never climbs far, so an interior between October and March is a low, blue, weak light from one side and an exterior is a flat white sky over grey render. The exposure is the general one: a misleading advert can draw a formal warning letter with costs. Enhancement, perspective correction and sky replacement are edits to your own frame. A virtually staged room should be named as staged in the Exposé, and a visible label can be switched on per render.
