Engel & Völkers listing-photo workflow for Europe-first agents

A listing-photo workflow that fits Engel & Völkers expectations, from the Hamburg HQ register to the Mallorca, Marbella, Milan, Lake Como, Lisbon, Algarve and South Florida shops. E&V is a Germany-headquartered luxury network with a reputation for restrained, architecture-first imagery — closer to Häuser Magazin than to a US-HDR listing splash. Plotpane's Heritage preset is tuned to that register, exports clean 4K JPEG for LiveExpose and 16-bit TIFF for the GG Magazine print spec, and carries multilingual staging-disclosure overlays that satisfy UWG/PAngV in Germany, Idealista in Spain, Immobiliare.it in Italy, and the REBNY pattern in NYC. *Plotpane is an independent AI tool. Built for the Engel & Völkers register, not a generic filter

Agents at Engel & Völkers operate under a brand standard that is consistent from the Hamburg HQ across Berlin, Munich, Frankfurt, Mallorca, Marbella, Milan, Lake Como, Tuscany, Lisbon, the Algarve, Zurich, Vienna, NYC, Palm Beach and Miami. The E&V house style is understated — true neutrals, restrained contrast, sky never over-blued, lawn never over-greened, architecture prioritized over staging. That register has to survive the LiveExpose interactive brochure, the printed GG Magazine (Greatest Good), the physical shop-window display panels that are part of the franchise's town-center presence, and the Engel & Völkers app listing detail page. A commodity AI tool that defaults to US-HDR saturation fails every one of those surfaces. Plotpane's Heritage preset is calibrated to that European editorial register, and the structure-preserving pipeline will not 'modernize' Altbau stucco, Mallorcan marés-stone arches, Tuscan travertine, or Lisbon azulejo tilework. The character features are the €1M+ listing value — the enhancement pass protects them. Plotpane is an independent AI tool. Not affiliated with, endorsed by, or a product of Engel & Völkers AG.

Cross-portal export specs — LiveExpose, ImmoScout24, Idealista, Rightmove, StreetEasy

E&V advisors rarely live on a single portal. A Mallorca villa syndicates to Idealista (ES) and JamesEdition. A Hamburg Altbau lands on ImmobilienScout24 (DE) and Immowelt. A Milan attico hits Immobiliare.it (IT). A Lisbon duplex runs Idealista.pt. A Mayfair or Belgravia address sits on Rightmove. A Tribeca loft runs StreetEasy and REBNY RLS. Each portal has its own image spec — ImmoScout24 asks for minimum 640×480 but the gewerbliche Bildrichtlinien recommend 1200×900+ with true color and no heavy filters; Idealista allows 20 images minimum 750×563 and flags watermark abuse; Rightmove asks for 1024×683 landscape; StreetEasy / RLS takes up to 36 photos at 1280px. Plotpane ships one 4K JPEG master at sRGB plus an auto-cropped variant per portal aspect ratio so a single export round covers the full syndication.

  • 4K JPEG sRGB master for LiveExpose and the E&V app listing detail page
  • 16-bit TIFF 300dpi for GG Magazine print spec and shop-window display panels
  • Auto-cropped variants for ImmoScout24, Idealista, Immobiliare.it, Rightmove, StreetEasy
  • EXIF preserved so the shop's media administrator can verify real-capture origin
  • Heritage preset: true neutrals, restrained contrast, no over-blued sky, no over-greened lawn
03

Multi-market economics across an E&V book

E&V advisors frequently carry listings across three or four markets in a single year — a Zurich Seefeld apartment, a Mallorca Son Vida villa, a Palm Beach Intracoastal townhouse, a Milan Brera attico. Each listing traditionally routes through a local retoucher at €80–€180 per image with turnaround that depends on which time zone the retoucher sits in. A 30-image villa set with virtual staging runs €3,000–€6,500 per listing. For an advisor with 8–15 cross-market listings annually — typical for the >€1M luxury tier E&V focuses on — that is €24,000–€100,000 of annual editing and staging spend. Plotpane Pro at $79/month and Agency at $199/month consolidates that into a flat subscription with 90-second turnaround regardless of time zone, so the Mallorca photographer's evening shoot ships to the Hamburg shop's morning agent briefing on the same clock.

UWG, PAngV and portal-specific disclosure — covered

Virtual staging and AI enhancement trigger specific disclosure expectations in the E&V footprint. In Germany, the Gesetz gegen den unlauteren Wettbewerb (UWG §5) prohibits misleading representation of a property's condition, and the Preisangabenverordnung (PAngV) expects photo-supported exposés to accurately represent what is on offer — a virtually-staged empty Altbau must be labeled as such. Idealista in Spain, Immobiliare.it in Italy, and ImmobilienScout24 in Germany each enforce disclosure patterns in the local language. Plotpane writes an ISO/IPTC-standard XMP tag into every output that flags AI enhancement for any compliance scan, and can burn an optional visible 'Virtuell möbliert' / 'Amueblado virtualmente' / 'Arredato virtualmente' / 'Virtually Staged' corner overlay in the market's language — one toggle per export job. That same overlay pattern satisfies REBNY for the NYC shop and the Florida DBPR §61J2 expectation for Palm Beach and Miami.

Local questions, answered

Will Plotpane match the European-editorial register that separates Engel & Völkers imagery from US-franchise defaults?+

Yes — this is specifically what the Heritage preset is tuned for. Restrained contrast, true neutrals, no over-blued sky, no over-greened lawn, architecture prioritized over staging. It reads closer to Häuser Magazin or AD Europe than to a Zillow-HDR thumbnail. Plotpane's engel völkers listing photos pipeline ships as a first-class preset — upload, select, export 4K, done. Plotpane is an independent AI tool. Not affiliated with, endorsed by, or a product of Engel & Völkers AG.

Can the same export go straight into LiveExpose, the GG Magazine print spec, and the E&V app without re-rendering?+

Yes. Plotpane exports a 4K JPEG at sRGB for LiveExpose and the E&V app listing detail page, plus a 16-bit TIFF at 300dpi for the GG Magazine print frame and the physical shop-window display panels. Both on the Pro and Agency plans. Output sizes crop cleanly to the standard E&V brochure trim sizes and to the portrait / landscape variants the media administrator uses.

How does Plotpane handle ImmobilienScout24, Idealista, Immobiliare.it, Rightmove and StreetEasy from one upload?+

One upload produces the 4K master plus auto-cropped variants tuned to each portal's image spec — ImmoScout24 (landscape, 1200×900+), Idealista (landscape, 750×563 min, 20-image minimum), Immobiliare.it (landscape, 1024×768+), Rightmove (1024×683), StreetEasy / REBNY RLS (1280px long-edge, up to 36 images). The Heritage preset is applied once, and every variant inherits it, so color and register stay consistent across portals.

Does the virtual-staging disclosure satisfy UWG / PAngV in Germany and the Spanish / Italian portal requirements?+

Plotpane writes an ISO/IPTC-standard XMP enhancement tag into every output that flags AI modification for compliance audits. For virtual staging specifically, Plotpane can burn an optional visible corner overlay in the local language — 'Virtuell möbliert' (DE, aligned with UWG §5 and PAngV honest-representation expectations), 'Amueblado virtualmente' (ES, Idealista pattern), 'Arredato virtualmente' (IT, Immobiliare.it pattern), 'Mobiliado virtualmente' (PT), or 'Virtually Staged' for the NYC / Florida shops. One toggle per export job. Plotpane does not provide legal advice — confirm the exact overlay wording with the shop's compliance lead.

Will structure preservation hold up on the specific architecture E&V markets — Altbau, marés-stone, travertine, azulejo?+

Yes. The structure-preserving pipeline is calibrated against the exact failure modes of those materials: Altbau stucco cornicing (won't be straightened or flattened), Mallorcan marés sandstone (won't be color-shifted toward pink), Tuscan travertine loggias (won't be over-warmed), Lisbon azulejo tilework (won't be smoothed or re-patterned), Swiss chalet larch cladding (won't be over-saturated), NYC prewar parquet and cove ceilings (won't be 'fixed' straight). The character features are the listing value; the enhancement pass protects them.

Pricing FAQ

Billing, quotas, and refunds.

  • Yes — one click in the Stripe billing portal from your dashboard. Billing stops immediately and any remaining credits stay usable through the end of the billing period.

  • Starter and Pro renders refresh at the start of each billing cycle and do not roll over. Agency renders roll over up to 3× your monthly cap, so a slow month isn't wasted.

  • We never auto-charge for overages. Once you hit your cap, new renders pause until your next cycle. If you need more room immediately, upgrade your plan from the billing page and your new quota applies instantly with proration.

  • No free trial. Instead, every plan carries a 14-day no-questions refund — if your first render isn't MLS-ready, we refund it. We chose a hard paywall over a throttled free tier so every plan gets full 4K output and every tool from day one.

  • Yes — annual billing is roughly 20% off the monthly rate (Starter $39 vs $49, Pro $79 vs $99, Agency $199 vs $249, all per month). The toggle above swaps the two.

Questions

The usual questions,
answered directly.

  • No. Midjourney and DALL-E invent scenes from text prompts — beautiful for art, disqualifying for a listing. Plotpane is a structure-preserving pipeline: your room geometry, windows, and floor plan stay exact. We stage, re-light, swap skies, declutter, and 4K-enhance your actual photo. No hallucinated architecture, no invented rooms.

  • BoxBrownie and Styldod are human-edit services: you upload, a retoucher works overnight, you get a result in 24–48 hours at $2–$32 per image per treatment. Plotpane runs the full listing pipeline — staging, dusk, sky, clutter, enhancement — in one upload, in ~90 seconds, for a flat monthly subscription. Same 4K quality, no queue, no per-image fees.

  • Yes, when disclosed. NAR guidelines, California AB 723, and REBNY Rule 3.3 all allow virtually staged photos provided the listing discloses them. Every Plotpane export embeds invisible XMP disclosure metadata so the staging record travels with the file. You still handle the listing-remarks disclosure in your MLS portal — that's the part only you can do.

  • Not on staging or enhancement — our Fidelity Contract enforces structure-preserving masks that lock architecture, windows, and floor plan before any generation runs. Furniture is added to empty rooms; clutter is removed from furnished rooms; lighting and sky are re-graded. Renovation features (new flooring, wall colors) require you to explicitly mark the surface. We never reinvent what's already there.

  • Yes — one click in the Stripe billing portal from your dashboard. Billing stops immediately, remaining credits stay usable through the end of the billing period, and there's no cancellation fee.

  • Yes — any AI-generated or AI-modified image is considered an edit requiring disclosure under NAR's standards. That's why every Plotpane export writes invisible XMP disclosure metadata by default. The flag is machine-readable by MLS tooling and survives Lightroom round-trips. You still add the disclosure line to your listing remarks; we make sure the image itself is self-describing.

  • We don't train on your uploads — ever, with no opt-out toggle needed. Storage is per-account R2 (Cloudflare's object store), isolated from other tenants. When you cancel, your account's files are deleted on schedule. Transit is TLS 1.3, at-rest is AES-256. Full details in /legal/privacy.

  • Yes. Upload HEIC straight from your phone or desktop — we validate by magic bytes (not just file extension) and convert server-side. PNG, JPG, WebP, and HEIC are all first-class inputs. Output is 4K JPG by default, or request PNG if you need lossless.

  • Upgrade is instant and prorated: Stripe credits the unused portion of your current plan against the new one, and your new render quota applies immediately. Downgrades take effect at the next billing cycle so you keep your current quota until then. No credits are lost in either direction.

  • Yes. All plans include a commercial-use license for the agent, brokerage, or photography business on the account. Agency plan adds 5 team seats and a white-label delivery ZIP so you can hand enhanced photos to clients under your own studio brand. Full licensing terms in /legal/terms.
