Airbnb's Superhost criteria now factor photo quality into the listing quality score that feeds search rank. Verified listings (what used to be Airbnb Plus, now folded into Airbnb Rooms and Airbnb Guest Favorites) require a specific resolution floor, a minimum unique-frame count per room type, and a hero shot that matches the registered cover category. Local questions, answered

Is virtual staging allowed on Airbnb under NYC Local Law 18?+

Yes, as long as the room shown physically exists and matches the registered floor plan filed with the NYC Mayor's Office of Special Enforcement. Local Law 18 regulates host registration and hosting category, not photo enhancement. You can restyle the existing room; you cannot invent a second bedroom to increase the registered guest count. Plotpane preserves the floor plan by design.

How often should I refresh hero photos seasonally?+

Top-quartile hosts refresh twice — spring/summer and fall/winter — plus a holiday-specific pass for mid-November through early January in Christmas-market and ski towns. A Catskills, Vermont, or Tahoe property converts measurably better with fall-lit or snow-dusted hero photos from mid-September through March than with summer wildflowers held over. Miami and Tulum invert this: the rainy-season hero from May through October needs golden indoor light, while the high-season November-April hero wants full sun.

Does Plotpane meet the Airbnb minimum photo resolution?+

Yes. Airbnb's minimum is 1024x683 (landscape). If your unit is registered and licensed, Plotpane staging is allowed — the rules govern the unit's legal status and the night-count cap, not photo enhancement, as long as the photos represent the actual unit accurately. If your license is suspended or the market has a new-license freeze (Barcelona through 2028, parts of Amsterdam), no amount of staging fixes the legal issue. Plotpane is not a workaround for licensing.
