Home builder photography, batch-consistent across 50-200 units
Home builder photography has a timing problem. A pro shoot is $800-$1,500 per community, landscaping isn't in until week 18, and sales needs the listing live the day the facade's clean. Plotpane closes that gap: upload your superintendent's phone shot, lock a per-community preset, and ship 4K hero images across 50-200 units in one batch — to NewHomeSource, Zillow New Construction, Redfin Tours, sales-office flat screens, and print brochures — without a second reshoot when the sod goes in.
Built for production-builder marketing: Lennar, D.R. Horton, Pulte, Taylor Morrison, KB Home scale
Home builder photography at national-production scale is not the same craft as a one-off custom listing. Lennar, D.R. Horton, Pulte Homes, Taylor Morrison, KB Home, Toll Brothers, Meritage, and David Weekley ship 50-200 units per community across 30-80 communities — the marketing team needs every photo to look like it came out of the same camera on the same afternoon. Plotpane is built for that. Per-community Brand preset lock means every facade across every plan hits the same color register, the same sky, the same grass green, the same dusk warmth. No per-image tuning. Upload the batch, export 4K, push to NewHomeSource and Zillow New Construction the same day.
02
Model home photography, spec home marketing, completed community hero shots — one pipeline
The home builder photography workflow has five distinct jobs and Plotpane handles all of them without a second shoot.
Model home photography — full-dress interior-ready, Auto Enhance + window-pull for warm sales-center feel
Spec home marketing — pre-landscape shot + Lawn Revive + Sky Swap for day-one Zillow listing
Completed community hero shots — streetscape + dusk Twilight Pack for the website header and print brochure cover
Pre-sold unit dusk marketing — twilight conversion for the Toll-Brothers-style premium positioning
Floor plan gallery — batch-consistent facade renders for every plan in the community, not just the model
Community amenity shots — pool, clubhouse, walking trails, pickleball, dog park — unified look across the amenity bundle
03
Batch consistency across 50-200 units (the thing agencies get wrong)
Home builder marketing lives or dies on consistency. When the Pulte or KB Home sales center flat-screen rotates through 120 units and three of them have a different sky, the whole community looks patchy. Plotpane's per-community Brand preset lock is the fix — one upload runs every photo from the entire community through the same color grade, same sky, same lawn tone, same dusk warmth. Agency plan is priced for this: unlimited renders, bulk upload, white-label output for the in-house marketing team, no per-image micromanagement.
04
Seasonal refresh: summer vs winter grass, without the second shoot
New home photos have a shelf-life problem. You shoot in July, the listing runs through February, and now your Zillow New Construction tile shows a green lawn while the buyer is driving past a dormant brown one. Plotpane's seasonal refresh swaps summer-to-winter grass and winter-to-spring greening in a batch pass — same preset, same community, one click. Keeps the listing photo consistent with what the buyer actually sees on the drive-by without the $1,500 reshoot.
05
Dusk conversion for the twilight package — the premium positioning move
Twilight photos real estate buyers click at a rate 2-3x higher than daytime exteriors — the Toll Brothers playbook for a reason. But a dedicated dusk shoot is another $600 per community, another return trip, another weather-dependent window. Plotpane converts daytime facade shots to dusk twilight in the Enhance pipeline — warm interior lights, deep blue sky, accent-lit landscaping — in seconds, across the whole community, at the same color register. Spec home marketing teams use this for the website hero and the sales-office screen rotation; custom builders use it for the Instagram carousel.
Home builder photography has to ship to five channels with different specs and Plotpane exports for all of them from a single source. 4K master for print brochures (300 dpi, CMYK-ready). 2048px WebP for NewHomeSource and Zillow New Construction listing hero. Optimized JPG for Redfin Tours. 1920x1080 landscape for sales-office flat-screen rotation. 1080x1080 square for Instagram and Meta ads. One upload, five export presets, XMP metadata retained for provenance.
07
NAHB marketing standards + disclosure: these are enhanced photos, not virtual staging
The National Association of Home Builders (NAHB) marketing guidelines treat photography enhancement — exposure, sky, lawn, window light — as standard industry practice, distinct from virtual staging. No MLS, state builder-registrar, or RESPA model-home disclosure rule prohibits enhanced exteriors. The one exception worth noting: if you run Lawn & Pool Revive on a pre-landscaping shot, include the standard 'landscaping and hardscaping per plan and lot' line your legal team already uses on the spec sheet. Plotpane exports XMP metadata flagging the enhancement stack for MLS auditors — same disclosure model the real estate photography industry has used since 2019.
08
Small custom builders: the same pipeline, the $29 tier
You don't have to be a top-8 national builder to use this. Small custom and regional builders — 4-30 homes a year — get the same per-community preset, same 4K output, same twilight conversion on the $29 Starter tier. No minimums, no per-image fee, cancel anytime. Most custom builders use Plotpane for the spec-home front-door shot, the dusk hero for the website, and the seasonal refresh when the listing runs long. Pro tier ($79) unlocks Brand preset and bulk upload for the 10-20-unit community builds.

Local questions, answered
Is enhanced photography allowed in home builder marketing under NAHB and RESPA?+
Yes. Image enhancement (exposure, sky, window light, lawn tone, dusk conversion) is standard industry practice and not regulated by NAHB, MLS, or state builder-registrar rules. RESPA model-home disclosures govern financial and affiliated-business relationships, not photo retouching. Only virtual staging of non-existent interiors requires a disclosure note. Plotpane exports XMP metadata flagging the enhancement stack — the same provenance model the real estate photography industry has used for years.
Can we use this for model home photography across 12 communities at Lennar / Pulte / D.R. Horton scale?+
Yes — bulk upload plus a locked per-community Brand preset means every photo across every community comes out in the same color register, same sky, same lawn green, same dusk warmth. Agency plan is built for production-builder volume: unlimited renders, white-label output for the in-house marketing team, per-community preset isolation so Community A's warm dusk doesn't bleed into Community B's cool morning register.
How does spec home marketing work when landscaping isn't in yet?+
Shoot the facade the week it's clean. Run it through Plotpane with Lawn Revive + Sky Swap + optional Twilight conversion. You have a marketable 4K hero image before certificate of occupancy, the listing goes live on Zillow New Construction and NewHomeSource the same week, and when sod is actually installed you re-render the preset on the real lawn shot — no second paid shoot, no schedule dependency on the landscaper.
Can Plotpane handle the seasonal refresh — summer grass to winter dormancy, or winter to spring green?+
Yes. The seasonal refresh preset swaps summer-to-winter grass and winter-to-spring greening in a batch pass — same community, same preset, one click. Keeps your Zillow New Construction and NewHomeSource tiles consistent with what buyers see on the drive-by without booking the photographer back.
Does dusk conversion work on phone photos from the superintendent?+
Yes — that's the primary use case. Superintendent phone shot of a clean facade at 2pm becomes a 4K dusk hero image with warm interior lights, blue-hour sky, and accent-lit landscaping in seconds. Twilight photos real estate buyers click 2-3x more than daytime, and you don't need to book the photographer back at 7:45pm for the return trip.
What about community amenity photography — pool, clubhouse, walking trails, pickleball?+
Same pipeline. Upload the amenity photos under the same per-community preset and every shot — pool deck, clubhouse interior, trail entry, dog park, pickleball courts — exports in the same color register as the facades. Keeps the amenity bundle visually unified on the website, the print brochure, and the sales-office screen rotation.

Pricing FAQ
Billing, quotas, and refunds.
Yes — one click in the Stripe billing portal from your dashboard. Billing stops immediately and any remaining credits stay usable through the end of the billing period.
Starter and Pro renders refresh at the start of each billing cycle and do not roll over. Agency renders roll over up to 3× your monthly cap, so a slow month isn't wasted.
We never auto-charge for overages. Once you hit your cap, new renders pause until your next cycle. If you need more room immediately, upgrade your plan from the billing page and your new quota applies instantly with proration.
No free trial. Instead, every plan carries a 14-day no-questions refund — if your first render isn't MLS-ready, we refund it. We chose a hard paywall over a throttled free tier so every plan gets full 4K output and every tool from day one.
Yes — annual billing is roughly 20% off the monthly rate (Starter $39 vs $49, Pro $79 vs $99, Agency $199 vs $249, all per month). The toggle above swaps the two.

No. Midjourney and DALL-E invent scenes from text prompts — beautiful for art, disqualifying for a listing. Plotpane is a structure-preserving pipeline: your room geometry, windows, and floor plan stay exact. We stage, re-light, swap skies, declutter, and 4K-enhance your actual photo. No hallucinated architecture, no invented rooms.
BoxBrownie and Styldod are human-edit services: you upload, a retoucher works overnight, you get a result in 24–48 hours at $2–$32 per image per treatment. Plotpane runs the full listing pipeline — staging, dusk, sky, clutter, enhancement — in one upload, in ~90 seconds, for a flat monthly subscription. Same 4K quality, no queue, no per-image fees.
Yes, when disclosed. NAR guidelines, California AB 723, and REBNY Rule 3.3 all allow virtually staged photos provided the listing discloses them. Every Plotpane export embeds invisible XMP disclosure metadata so the staging record travels with the file. You still handle the listing-remarks disclosure in your MLS portal — that's the part only you can do.
Not on staging or enhancement — our Fidelity Contract enforces structure-preserving masks that lock architecture, windows, and floor plan before any generation runs. Furniture is added to empty rooms; clutter is removed from furnished rooms; lighting and sky are re-graded. Renovation features (new flooring, wall colors) require you to explicitly mark the surface. We never reinvent what's already there.
Yes — one click in the Stripe billing portal from your dashboard. Billing stops immediately, remaining credits stay usable through the end of the billing period, and there's no cancellation fee.
Yes — any AI-generated or AI-modified image is considered an edit requiring disclosure under NAR's standards. That's why every Plotpane export writes invisible XMP disclosure metadata by default. The flag is machine-readable by MLS tooling and survives Lightroom round-trips. You still add the disclosure line to your listing remarks; we make sure the image itself is self-describing.
We don't train on your uploads — ever, with no opt-out toggle needed. Storage is per-account R2 (Cloudflare's object store), isolated from other tenants. When you cancel, your account's files are deleted on schedule. Transit is TLS 1.3, at-rest is AES-256. Full details in /legal/privacy.
Yes. Upload HEIC straight from your phone or desktop — we validate by magic bytes (not just file extension) and convert server-side. PNG, JPG, WebP, and HEIC are all first-class inputs. Output is 4K JPG by default, or request PNG if you need lossless.
Upgrade is instant and prorated: Stripe credits the unused portion of your current plan against the new one, and your new render quota applies immediately. Downgrades take effect at the next billing cycle so you keep your current quota until then. No credits are lost in either direction.
Yes. All plans include a commercial-use license for the agent, brokerage, or photography business on the account. Agency plan adds 5 team seats and a white-label delivery ZIP so you can hand enhanced photos to clients under your own studio brand. Full licensing terms in /legal/terms.
